Hedonic-based price indexes for housing: theory, estimation, and index construction

Housing price indexes should not confound the effect of changes in quality with the effects of changing house prices. A recent nonparametric regression technique, loess, allows flexible estimation of the hedonic price function and centers the estimation at fixed points, such as the beginning or ending period housing characteristics. Indexes using these estimates are consistent with the requirements of Laspeyres and Paasche price indexes. Cyclical and demographic influences on the distribution of income in California

The California economy is stronger than it has been in a number of years. Employment growth is solid, unemployment is low, and consumer confidence is high. Despite these strengths, research suggests that the living standards of families at many percentiles of the California income distribution remain below those of comparable families in previous expansions. Factors influencing community bank performance in California

Community bank performance in California lagged well behind the industry and larger banks in the state during the first half of the 1990s. This paper identifies several factors that influenced the performance of these banks, which have less than $300 million in assets and typically operate in only one region of California, during the period from 1990 to 1994. The results suggest that regional conditions within California were an important factor in community bank performance.
