The Closing of a Major Airport: Immediate and Longer-Term Housing Market Effects
The closing of a busy airport has large effects on noise and economic activity. Using a unique dataset, we examine the effects of closing Denver’s Stapleton Airport on nearby housing markets. We find evidence of immediate anticipatory price effects upon announcement, but no price changes at closing likely because closing was widely anticipated. Further, after airport closure, high income and white households moved into these locations and developers upgraded the quality of houses being built. Accounting for Central Neighborhood Change, 1980-2010
Neighborhoods within 2 km of most central business districts of U.S. metropolitan areas experienced population declines from 1980 to 2000 but have rebounded markedly since 2000 at greater pace than would be expected from simple mean reversion. Statistical decompositions reveal that 1980-2000 departures of residents without a college degree (of all races) generated most of the declines while the return of college educated whites and the stabilization of neighborhood choices by less educated whites promoted most of the post-2000 rebound. Affordable housing is critical to ensuring healthy and resilient communities and broad access to economic opportunity. In this report, we examine neighborhood change and residential instability in the City of Oakland over the past two decades. We employ multiple data sources, including individual-level data from the Federal Reserve Bank of New York Consumer Credit Panel/Equifax data. The Effects of Gentrification on the Well-Being and Opportunity of Original Resident Adults and Children
We use new longitudinal census microdata to provide the first causal evidence of how gentrification affects a broad set of outcomes for original resident adults and children. Gentrification modestly increases out-migration, though movers are not made observably worse off and neighborhood change is driven primarily by changes to in-migration. At the same time, many original resident adults stay and benefit from declining poverty exposure and rising house values.
